Real Estate Purchase
Selling and/or buying a home is probably one of the biggest transactions made in the United States that impact our real estate market. Whether a first time buyer/seller or an experienced one, Unity Escrow is determined to establish a strong relationship between agents, lenders, and the escrow holder. Good communication with each party enables us to better assist the seller/buyer for a more fluid and successful close of escrow.

Refinance
Whether opening with a conventional or FHA loan, Unity Escrow understands that every lender has different requirements and loan process. Our detailed oriented team makes it a priority to learn and be familiarized with a variety of lender requirements in order to prevent a delay in close of escrow. We also ease borrowers by preparing them in advance for loan document signing so that it is quick and easy.

Shortsale Purchase
Short sale transactions can be rather tedious for all parties due to extra requirements that may be overwhelming to homeowners in order to successfully close escrow. Our team unites each party involved to make sure all lender and escrow requirements are met for a much smoother close of escrow. In addition, we understand that the shortsale process can be a time consuming and cumbersome procedure. Upon request, we offer clients who are considering shortsale, the processing service to get them started and get pre-approved by their lenders to avoid foreclosure.

Investment Properties
Unity Escrow understands investing in a property can be very stressful since there is a short term goal of purchasing then selling a property, and possibly continuing this process with multiple properties. Although, escrow in general is also time-sensitive, we make it our priority to make sure all documentation and clearances are met in a more timely-matter, and inform our clients that we are ready for the next step so that both agents and principals feel more relaxed and comfortable to close escrow.

Foreclosure/Real Estate Owned (REO)
Although beneficial for prospective investors and buyers looking for good deal, an REO transaction can also become a “nightmare” transaction due “as is” conditions, possible liens and judgments on the property, and longer processing time. However, we believe strongly in being absolutely thorough and making sure that all parties are aware of the appurtenant documents, closing funds and amendments needed for a smooth escrow.

Notary Public
Escrow Officers at Unity Escrow, Inc. are fully commissioned Public Notaries that provide notary services for walk-in and appointment based clients. The knowledge and familiarity of variations of loan documents from lenders and other legal & recordable documents put our clients at ease during signing. Mobile notary services can be provided upon request and appointment.

The benefit of using an independent escrow company is the fact that we are licensed by the State of California Department of Business Oversight (DBO) as well a member of the Escrow Agents Fidelity Corporation, whereas other companies aligned with title companies are only licensed through the Department of Insurance. Our company is kept accountable through regular financial audits to ensure compliance with the DBO., and employees are required to pass background check governed by the EAFC through live scan fingerprinting required by the FBI and DOJ. As a member of the EAFC, consumers are protected through a $5 million fidelity bond.
